The collection was introduced by its launch clusters, Selene Beach Residences and Delphine Beach Residences, a release of one and two bedroom apartments of 661.7 to 1,035.6 sq ft (61.5 to 96.2 sqm) priced from AED 1.59 million and scheduled for handover in December 2027. Sister clusters follow in phases.

Ownership is freehold for all nationalities, the island is reached by a 1.7 km bridge from the mainland, and some 60 percent of Siniya Island is protected as green zones, mangroves and natural habitat. It is a quieter, nature-led alternative to high-rise waterfronts.

A 1.7 km bridge joins the island to the mainland, so the seclusion never becomes isolation.

Al Marjan Island, where the Wynn resort is rising, is around ten minutes away, Sharjah is around thirty minutes, and Dubai around fifty minutes by road, keeping cities, airports, schools and hospitals within easy reach.

Across the wider beach district, later clusters broaden the choice: Coraline introduces one bedroom homes from 514.8 sq ft (47.8 sqm), and Florine and Coastline add three bedroom apartments and two and three bedroom duplexes reaching 2,055.9 sq ft (191 sqm). Sobha Siniya Island is planned in three residential districts: Marina Residences, a tower community by the yacht marina with handover from 2029 to 2030; Island Villas, a limited collection of four to six bedroom beachfront villas and mansions; and Beach Residences, the low-rise apartment district along the natural beach and lagoon. Around 60 percent of the island stays protected as mangroves, green zones and open habitat, keeping density low across every district.

Within Beach Residences, Sobha publishes each cluster on its official website with its own prices and handover. Selene and Delphine complete first, in December 2027, followed by Coraline in March 2028, Aquamarine in June 2028, and Florine and Coastline in September 2028. Pristine, the final cluster at the island entrance, is sold out ahead of its September 2029 handover, and Tranquil follows in June 2030.

Sobha publishes the launch collection of Beach Residences from AED 1.59 million at Selene, with two bedroom apartments running to AED 2.48 million, and Delphine’s one bedroom apartments at AED 1.60 million. Prices differ across the district’s clusters and releases, so the confirmed price of a specific home is set out in its sales documentation.

The collection is sold on Sobha’s 60/40 payment plan: 60 percent during construction and 40 percent on handover. For the launch clusters this is structured as 20 percent on booking, followed by four instalments of 10 percent at six-month intervals during construction, with the 40 percent balance due at handover in December 2027.
