Bristol Hotel & Residences at Ramhan Island brings together a landmark hotel and a limited collection of 125 branded residences at the marina heart of Eagle Hills’ island masterplan off the Abu Dhabi coast. The hotel is operated under The Bristol Hotels & Resorts, the hospitality brand Eagle Hills launched with the restored Bristol Belgrade in 2025, while the residences are sold to private owners, with the hotel’s team, services and standards woven into everyday life.

The collection runs from one to four bedroom apartments across 20 layouts on six levels, each home opening to a balcony or terrace facing the waterfront, the marina or the island landscape. Concierge, housekeeping and in-residence dining are handled by the same team that runs the hotel, and the marina, with more than 150 berths and its yacht club, sits directly at the foot of the building.

Ramhan is a natural island of protected mangroves, lagoons and beaches, reached by road over a completed bridge, with a second bridge close to completion. Launched in September 2026, Bristol Hotel & Residences is priced from AED 3.1 million, with handover scheduled for October 2028.

The split at The Bristol is simple. The hotel is retained and operated by The Bristol Hotels & Resorts, Eagle Hills’ own hospitality brand, and is not sold. What buyers own is one of the 125 branded residences: freehold apartments sold to private purchasers, permanently connected to the hotel’s services, dining and facilities. It is private ownership with a hotel’s infrastructure behind it, rather than a hotel room investment.

The 125 homes are arranged in 20 layouts across six levels, in formats with a balcony, a ground floor garden terrace or a wide upper floor terrace, and interiors are delivered with fitted wardrobes, kitchen appliances and air conditioning included. Areas are total areas including the balcony or terrace, and the largest layouts pair generous internal space with terraces of a comparable scale.

Life at The Bristol is organised around the pool terrace, a landscaped deck with eight private cabanas, and the hotel’s dedicated wellness floor, with spa facilities and a fitness club for strength, conditioning and mindful training. Dining runs from the hotel’s restaurants to rooftop venues and an event space, and residents step straight onto the marina promenade, the yacht club and the island’s beaches.

Hotel services such as housekeeping and in-residence dining are arranged through the hotel team, with service packages and charges confirmed in the sales documentation for each residence.

Between Yas and Saadiyat, Fifteen Minutes from the Airport

Ramhan Island lies just off Abu Dhabi’s northeastern coast, north of Yas Island and east of Saadiyat Island, across the water from the Sheikh Khalifa Bin Zayed Highway. It is an island you drive to: the first bridge to the mainland is built and in use, and a second bridge is close to completion, so the address pairs genuine island seclusion with straightforward city access and no through traffic.

Drive times published by Eagle Hills place the island around 15 minutes from Zayed International Airport and the Sheikh Zayed Grand Mosque, and around 20 minutes from the Louvre Abu Dhabi on Saadiyat and from the Abu Dhabi mainland, putting the cultural district, business districts and schools within easy reach.

Twenty Layouts Built Around Balconies and Terraces

The published plan set runs to 20 layouts: four one bedroom, four two bedroom, seven three bedroom and five four bedroom plans. Each type comes in balcony, garden terrace and wide terrace variants, and total areas, which include the balcony or terrace shown on each drawing, run from 67 sqm (721 sq ft) for a one bedroom home to 332 sqm (3,574 sq ft) for the largest four bedroom residences.

Outdoor space is the defining feature of the plan set. In the largest three and four bedroom layouts, the terrace approaches the internal area in scale, turning the living space towards the marina and the water on three aspects: waterfront, marina and landscape. Master Plan

An Island of Lagoons, Mangroves and One Marina Heart

Ramhan Island is Eagle Hills’ 6.5 million sqm natural island masterplan, arranged as a chain of sub-islands named Pearl, Crystal, Bay, Zen, Flow and Aura around some 2.8 million sqm of lagoons and waterways, so that every home on the island touches the water. The wider plan comprises 1,234 standalone villas, 1,126 marina apartments and the 125 Bristol residences, alongside protected mangrove habitats, beaches, an infinity pool and sand bar, fine dining, luxury retail, a spa and wellness offer and a sports and fitness centre.

The marina quarter is the island’s social heart, and The Bristol is its anchor address: more than 150 berths, a yacht club and a 1.7 km promenade of restaurants and shops gather at the foot of the building. The island will also host the first Ritz-Carlton Reserve in the UAE, announced by Marriott International and Eagle Hills for a secluded corner of Ramhan.

Pricing & Payment Plan

Bristol Hotel and Residences Price and Payment Plan

Launch prices announced by Eagle Hills start from AED 3.1 million for one bedroom residences, AED 4.4 million for two bedrooms, AED 6 million for three bedrooms and AED 14 million for the seven four bedroom signature homes. The full price list for each layout has not been published, so the top of each range is confirmed at the point of reservation.

The payment plan is a 50/50 structure: 10% on booking, then eight quarterly instalments of 5% through construction, falling on 31 January, 30 April, 31 July and 31 October in both 2027 and 2028, with the final 50% due on handover on 31 October 2028. On that schedule, 45% of the price is paid before handover day itself. Abu Dhabi’s 2% registration fee applies on purchase, and payments are protected under the emirate’s off-plan escrow framework.

The structure supports the hold. Only 50% of the price falls due by handover under the published plan, Ramhan Island is a designated Abu Dhabi investment zone with freehold ownership open to buyers of all nationalities, and every residence in the collection sits above the AED 2 million threshold for a 10 year UAE Golden Visa application. Eagle Hills brings a portfolio of more than 50 hotels and an $80 billion development pipeline across 18 countries to the delivery side.

Hotel-serviced buildings carry higher service charges than standard residential towers, and Eagle Hills has not yet published the service charge for The Bristol. Investors should confirm the charge, the service package terms and current availability in the sales documentation, and take independent advice before committing.
