Manchester City Yas Residences by Ohana is the world’s first Manchester City-branded residential community, developed by Ohana Development along the Yas Canal, adjacent to Yas Island in Abu Dhabi. Phase two sales commenced on 19 October 2026, extending the community with a low-rise collection of townhouses and villas.

The masterplan extends across 1.67 million square metres and will comprise more than 2,000 residences on completion. Phase one is already under construction, and phase two introduces two and three-bedroom townhouses, three-bedroom duplex villas and four and five-bedroom standalone villas, with no apartments in this phase.

The phase two launch at Etihad Arena welcomed more than 4,000 guests, at which Pep Guardiola was announced as the project’s official brand ambassador and Erling Haaland as a homeowner, with a five-bedroom villa for his family. Sport, recovery and wellbeing are placed at the heart of the community’s design.

Phase two of Manchester City Yas Residences is low-rise only, comprising townhouses, duplex homes and standalone villas of two to five bedrooms. The townhouses are arranged over two levels, each with a private garden and covered parking for two cars, while the standalone villas are detached homes with double-height living spaces and deep shaded terraces.

Approximately 80% of the phase two inventory is priced below AED 5 million, positioning the release principally for families seeking a villa or townhouse within Abu Dhabi’s principal leisure district. The standalone villas comprise four-bedroom homes of 3,348 sq ft on 4,306 sq ft plots and five-bedroom homes of 4,887 sq ft on 6,458 sq ft plots.

A Canal-Side Masterplan of More Than 2,000 Homes

Manchester City Yas Residences extends across 1.67 million square metres along the Yas Canal and will feature more than 2,000 residences on completion, delivered in phases. Phase two prices start from AED 3.75 million for a two-bedroom townhouse, rising to AED 4.25 million for three-bedroom townhouses, AED 4.95 million for three-bedroom duplexes, AED 7.3 million for four-bedroom villas and AED 9.9 million for five-bedroom villas. The developer’s published payment plan is 35/65, with 35% payable before completion and 65% on completion in Q3 2030.

UAE nationals may opt for a 30/70 structure, and a 25/75 option carries a 2% rebate. Expressions of interest are AED 50,000, paid by bank transfer. One promotional website publishes a simpler 40/60 plan; buyers should confirm the applicable structure against Ohana Development’s official sales materials before committing.
