Marlin Icon by Cosmo Developments is a newly unveiled waterfront residential tower on Al Reem Island, Abu Dhabi, launched in October 2026 with a collection of 140 residences and four retail units. Cosmo Developments brings together Flag Holding’s investment perspective and Reportage Group’s development expertise, and the project is fully managed and powered by Reportage Group, one of the most active private developers in the Emirates.

Shaped by its “Poise in Motion” theme, the architecture explores the balance between the energy of city living and the calm of a home by the water. Soft curves, fluid lines and balanced proportions give the building a sense of movement, while generous living spaces and refined contemporary interiors translate the idea into homes designed around comfort and everyday ease. Marlin Icon continues Reportage’s Marlin collection on the island, following the earlier Marlin and Marlin 2 buildings.

Set on a plot of approximately 1,997 square metres, the mixed-use tower rises through three basement levels, a ground floor, four podium levels and 21 upper floors. Spacious apartments and selected duplex residences come with private balconies or terraces, and the canal-facing address places Reem Mall, Louvre Abu Dhabi and Downtown Abu Dhabi all within a short drive.

Agency release lists issued at launch indicate two-bedroom apartments from AED 1,626,918, three-bedroom homes from AED 2,519,429 and four-bedroom residences from AED 4,223,609, and reported payment structures are weighted towards completion, with booking payments of 20 to 30 per cent and the balance of up to 70 per cent due on handover, which agencies anticipate in Q4 2030. These figures remain subject to the developer’s official release and should be confirmed before reserving.

Buyers should confirm the official starting prices, the booking amount, instalment schedule and Abu Dhabi registration fees with Cosmo Developments or an authorised broker before signing the sales and purchase agreement.
