Overview
Ellington Properties | Business Bay, Dubai
The Workplace, Reimagined at 60 Storeys
Berkeley Tower is a Grade A commercial tower of ground plus 60 floors on Sheikh Zayed Road in Business Bay, unveiled by Ellington Properties with Al Hamra Group in October 2026. Valued at AED 2.8 billion, it is Ellington’s largest and tallest commercial project to date, and a decisive step beyond the design-led residential portfolio on which the developer built its name since 2014.
The architecture takes its cue from fabric: the facade appears gathered and pleated as it climbs, with landscaped terraces woven through the height of the building. Inside are 109 offices across roughly 579,681 sq ft (53,858 sqm) of sellable space, from individual offices of 1,132 sq ft to full floors and single-occupier duplex and triplex offices at the crown, all with floor-to-ceiling heights of 3.8 to 4.1 metres. Robotic parking, destination-controlled double-deck lifts and amenity floors spread across five levels complete a specification aimed squarely at the top of the Business Bay market.
The project is at pre-launch stage. Expressions of interest are open now and close on 27 October 2026, ahead of a public launch expected in late October or early November 2026. Official prices are upon request and have not been published, so the figures in this listing are the indicative terms in circulation, clearly marked as reported wherever they appear.

Workspace Formats
Offices from 1,132 sq ft to a 22,191 sq ft Triplex
Berkeley Tower is sold as strata office space in a range of formats: individual offices, part floors, full floors, and a duplex and triplex for single occupiers at the top of the tower. The 109 offices are arranged in three zones. On the lower floors, Levels 1 to 31, plates divide into as many as eight offices, suiting professional firms and growing companies that want a Sheikh Zayed Road address at the most accessible ticket sizes in the building.
Higher up, Levels 36 to 52 divide into two to four offices per floor or sell as complete floors of 12,182 to 12,507 sq ft (1,132 to 1,162 sqm), aimed at regional headquarters. Levels 54 to 58 hold the duplex of 21,873 sq ft (2,032 sqm) and the triplex of 22,191 sq ft (2,062 sqm). Offices are handed over shell and core, so owners and tenants fit out the space to their own layout and specification. Final unit mix and availability are confirmed at launch.
Lower Floors, Levels 1 to 31
Up to eight offices per floor, from 1,132 to 5,409 sq ft (105 to 503 sqm), in two, three, four and eight-office layouts.
Upper Floors, Levels 36 to 52
Two to four offices per floor of 2,364 to 6,522 sq ft (220 to 606 sqm), or full floors of 12,182 to 12,507 sq ft for a single occupier.
Duplex and Triplex, Levels 54 to 58
A 21,873 sq ft duplex on Levels 54 and 55 and a 22,191 sq ft triplex on Levels 56 to 58, each for one occupier at the crown of the tower.
Amenities & Lifestyle
Five Levels Given Over to the Working Day
Where a conventional office tower offers a gym and a café, Berkeley Tower dedicates three amenity floors spread across five levels, plus facilities at ground and mezzanine, to everything around the desk. Business lounges and meeting rooms handle the formal side; a clubhouse, sky lounge, social kitchenette, bar and show kitchen handle the informal side. Wellness runs from a fitness studio with skyline views to pilates and spinning studios and rest and recharge spaces, while a co-working hub and quiet focus pods give the building’s occupiers overflow workspace on demand. Above it all sit the future-facing touches: a drone delivery port, and a helipad for air taxis that remains subject to regulatory approval.
Location & Connectivity
One Minute from the Metro, Four from DIFC
Berkeley Tower stands on Sheikh Zayed Road in Business Bay, around one minute from Business Bay Metro Station on the Red Line. That position puts the tower inside Dubai’s busiest office district, with the Downtown and DIFC towers close enough to share their tenant gravity, and with direct road access along the Sheikh Zayed Road corridor in both directions.
Drive times published by Ellington put the Burj Khalifa, The Dubai Mall and DIFC at four minutes, Dubai World Trade Centre, Emirates Towers and the Museum of the Future at five minutes, and Dubai International Airport and Dubai Design District at nine minutes. For occupiers, the combination of a metro station at the door and the city’s two main business districts within a short drive is the core of the location case.

Floor Plans
Berkeley Tower Floor Plans: Thirteen Plates, Four Zones
Ellington has released thirteen floor plans across four zones. On the lower floors, a plate divides into up to eight offices of 1,132 to 1,389 sq ft, or into four, three and two-office layouts running from about 2,502 sq ft up to 5,409 sq ft. On the upper floors, two to four offices per floor span 2,364 to 6,522 sq ft, with full floors of 12,182 to 12,507 sq ft above them.
At the crown, the duplex plate covers Levels 54 and 55 as a single 21,873 sq ft office, and the triplex covers Levels 56 to 58 at 22,191 sq ft. Every office benefits from the tower’s 3.8 to 4.1 metre floor-to-ceiling heights, well above the Business Bay norm and a practical advantage for fit-out design, raised services and natural light. Full plan dimensions are included in the EOI pack issued to registered buyers.
Master Plan
Inside the Tower: How 60 Floors Stack Up
Berkeley Tower is a single, self-contained commercial building rather than a multi-tower master community, so its master plan is written vertically. A landscaped arrival and drop-off lead into a double-height lobby of 4,015 sq ft (373 sqm). Vertical movement is handled by 12 destination-controlled double-deck passenger lifts, a service lift, an escalator and two parking lifts, a lift count designed to keep waiting times short at peak hours in a 60-storey building.
Parking runs across six basement levels, the ground floor and the roof, with robotic parking and 12 automated bays among its defining features. Office floors occupy Levels 1 to 31 and 36 to 52, amenity floors are interleaved across five levels, and the duplex and triplex crown the building at Levels 54 to 58. In total the tower carries around 579,681 sq ft (53,858 sqm) of sellable office space, delivered shell and core over a complete Grade A building infrastructure.

Official prices for Berkeley Tower are upon request and will be published by Ellington at launch, expected in late October or early November 2026. The indicative pricing in circulation ahead of launch is AED 4,500 to 5,000 per sq ft. On those figures, the smallest offices of 1,132 sq ft start from around AED 5.1 million, full floors fall at roughly AED 55 million to 63 million, and the duplex at roughly AED 98 million to 109 million. These are worked estimates from the indicative rate and published sizes, not a developer price list.

Expressions of interest close on 27 October 2026 and are secured with an EOI payment of AED 100,000 together with a copy of the buyer’s passport. Final terms are confirmed in the sale and purchase agreement, and buyers should budget for the Dubai Land Department fee, 5% VAT on commercial property and fit-out costs on top of the purchase price.

Investment Perspective
Why Office Buyers Are Watching Business Bay
Berkeley Tower launches into the tightest Dubai office market in years. CBRE reported citywide office occupancy around 94% and rents up 13% year on year to the second quarter of 2026, with prime rents up 16%, while most new supply arrives only after 2028. Business Bay recorded 814 office sales in the first half of 2026, more than any other Dubai district, and off-plan offices have begun outselling ready offices for the first time in over fifteen years. Grade A space with freehold ownership, a metro station at the door and a design-led specification is precisely the segment in shortest supply.
On reported indicative pricing, projected gross rental yields of around 6% to 8% are being cited for the tower, based on Grade A Business Bay asking rents of roughly AED 260 to 375 per sq ft a year. That is a projection rather than a promise: net returns will sit lower after service charges, which Ellington publishes at AED 24 per sq ft, vacancy and letting costs, and owners also carry fit-out costs on shell and core space.
Off-plan commercial property carries construction and delivery risk, and offices have a narrower resale market than apartments. Investors should verify the final price list, escrow arrangements and completion timeline at launch, and take independent advice before committing.
